Home warranty inspections

The factory warranty on your new car is about to expire, well it has been a few years since you purchased it and now you are faced with the cost of extending that warranty. You just bought a new home, or had your dream home built by a well respected builder of your choice. You would think with all the building officials involved to gain occupancy, your home was built to last, and withstand the test of time. One would hope this is the case. Most builders in the industry are very knowledgeable and good at what they do. Building homes is a business just like any other business the faster you build it the more you can build, the more money is made. This brings us to the Sub contractors that are used to actually construct the home. This is where most common mistakes occure and are overlooked. One small issue can lead to thousands of dollars in repair at a later date. Most states only require the “builder” to be responsible for one year from the time you take occupancy. With this in mind your home only needs to sit on its foundation for 12 months then it is your responsibility when it falls off. This is where we come in, we call this the 11month inspection/Home warranty inspection. In our experience 80% of the homes we inspect before the warranty has expired we find defects that need to be addressed by the builder.
